Opener Maintenance: The Ten Minutes That Doubles Its Life
Openers are largely maintenance-free until they aren't. Here's the short list that keeps one running and the signs it's nearing the end.

Openers get ignored until they fail, which is understandable — they usually just work. A short annual check keeps them working considerably longer.
The single most important thing
Check the door's balance. Disconnect the opener with the emergency release and lift the door by hand. It should lift with moderate effort and stay put around halfway.
If it fights you or slams down, the springs are weak, and the opener is compensating by working far harder than it was designed to on every single cycle. That is the number one cause of opener burnout, and no amount of opener maintenance fixes it.
Springs are the fix, and springs are a technician job.
Chain or belt tension
A chain that sags noticeably slaps against the rail, makes noise and wears the sprocket. A belt that's loose does the same. Most openers have a turnbuckle or adjustment at the trolley end.
Correct tension is snug with a small amount of deflection — not drum-tight, which stresses the sprocket and motor bearings. Check your manual for the specific spec.
Lubricate the rail, correctly
The trolley slides along the rail, and that surface benefits from a light application of lubricant. Use a lubricant intended for garage door openers.
Two cautions: don't over-apply, since excess just collects dust, and don't lubricate a belt drive's belt — that's not a bearing surface and lubricant does nothing useful there.
For screw drive openers, the screw itself does need periodic lubrication with the manufacturer's specified grease, and this one genuinely matters — a dry screw drive gets loud and wears fast.
Sensors
Wipe the lenses. Confirm the indicator lights are steady rather than blinking. Check they're still aimed at each other — a knock from a bike or a broom is enough to misalign them.
Then test the reversal by breaking the beam while the door closes. It should reverse immediately.
Force and travel
Run the door through a full cycle and watch. Does it stop cleanly at both ends without pounding the floor or slamming into the top stop? Does it close fully without leaving a gap?
Then run the contact reversal test — a 2x4 laid flat in the doorway, closed onto. The door must reverse.

Battery backup
If your opener has one, the battery is a consumable with a limited service life. Many units have an indicator. Test it by unplugging the opener and confirming the door operates.
A backup battery that died two years ago is exactly as useful as not having one, and East Tennessee storms are when you find out.
The wall control and remotes
Check the wall control operates reliably. Replace remote batteries proactively rather than waiting — a remote that works intermittently is usually a weak battery, not a failing opener.
While you're there, make sure the wall button is mounted high enough that small children can't reach it, and that remotes aren't left in unlocked vehicles.
Fasteners and mounting
The rail hangs from the ceiling and the motor is a chunk of weight bouncing on it every cycle. Check the ceiling mounting brackets, the rail-to-header bracket and the motor mounting hardware. Loose mounting up there produces a characteristic rattle and eventually lets the rail sag, which throws travel off.
Signs it's near the end
- Grinding from the motor housing — often the plastic drive gear, which is a repair rather than a replacement
- The motor runs but the door doesn't move — drive gear, trolley or the connection
- Humming without turning — often a capacitor
- Intermittent operation that isn't remotes or sensors — could be the logic board
- Parts availability — on older units, this is often the real deciding factor

Openers that should be replaced regardless
Anything without photo-eye safety sensors near the floor. Those predate the safety standard and should not be in service.
