What we fix

Openers. Diagnosis first — a lot of "dead" openers turn out to be a plastic drive gear, a capacitor or a logic board rather than a failed motor. We'll tell you when a repair beats a replacement.

Rollers and hardware. The usual cause of a door that's gotten loud. Sealed-bearing nylon rollers are one of the better value upgrades available.

Off-track and bent track.

Sections. Individual panels are replaceable, which matters after a bumper or a hail event.

What we see in this area

Wide doors on outbuildings without adequate strut reinforcement, which bow at the top section over a few years. It's the most common issue on shop and barn doors and it's fixable with reinforcement rather than replacement.

Older extension spring systems missing safety containment cables. If you have long springs along the horizontal tracks, check whether a cable runs through each one. If not, that's worth fixing now.

Openers old enough to lack photo-eye sensors. Those predate the safety standard and should be replaced rather than worked around. You can identify them easily — no sensors mounted near the floor on either side of the opening.

Water under the door on properties where the driveway slopes toward the garage. A threshold seal bonded to the floor handles that better than a taller bottom seal alone.
