Garage Door Warranties: What Is Actually Covered

The word warranty covers at least three different things on a garage door, and the difference matters when something goes wrong.

1. Manufacturer warranty on the door

Covers defects in the product itself — delamination, finish failure, structural defects in the sections. Commonly stated in tiers: a long or lifetime term on the sections, shorter on the finish, shorter still on hardware and springs.

What it generally does not cover:

• Labor. The manufacturer sends a part; someone still has to install it.
• Damage — impact, storm, or anything you did.
• Wear parts at anything like the headline term. Springs and rollers are consumables.
• Improper installation, which is why who installs it matters to the warranty as much as who made it.

2. Manufacturer warranty on the opener

Similar structure. Motor commonly carries the longest term, the belt or chain somewhat less, and the logic board and accessories least of all. Read which part has which term rather than remembering the headline number.

3. Labor warranty from the installer

This is the one that determines your actual experience. It covers the workmanship — that the door was hung correctly, the springs sized right, the track aligned, the opener set up properly.

We provide a 1-year labor warranty on our work. What that means in practice is that if something we did is not right, we come back and fix it without an argument.

Questions worth asking before you sign

• What is the manufacturer term on the sections, the finish, the hardware and the springs — separately?
• What labor warranty do you provide, and is it in writing?
• Who handles a manufacturer claim — you or me?
• Does the warranty survive if the house is sold?
• What voids it?

The practical reality
