The Annual Garage Door Inspection: What to Check Yourself
Fifteen minutes once a year catches most of what turns into an emergency call. Here's the walkthrough, in order, with the parts to leave alone.

A garage door is the largest moving object in most houses, it runs on parts under serious tension, and it gets almost no attention until it stops working. Fifteen minutes once a year catches most of what becomes an after-hours emergency.
Here's the walkthrough. Do it with the door closed and the opener unplugged for the hands-on parts.
1. Watch and listen to a full cycle
Before touching anything, run the door up and down once and pay attention.
- Does it move smoothly, or does it hesitate, jerk or bind at a particular point?
- Is it noisier than it used to be? New grinding, popping or scraping is information.
- Does it close evenly, or does one side lead?
- Does it drift or slam at any point in the travel?
Any of those is worth investigating. A door that has changed how it moves is telling you something.
2. The balance test
The most valuable single check. With the door closed, pull the emergency release cord to disconnect the opener, then lift the door by hand.
A properly balanced door should:
- Lift with moderate effort — not a struggle
- Stay put when you stop it about halfway
- Not slam down or fly up
If it drops when you let go, or fights you on the way up, the springs are weak or wrong for the door. That's the number one cause of opener burnout, and it needs a technician — springs are not a homeowner repair.
Reconnect the opener when you're done.
3. Cables
Look at the lifting cables running from the bottom brackets up to the drums. You're looking for fraying, kinks, rust or strands that have started to unwind.
A cable that's fraying will eventually snap, usually taking the door out of alignment and sometimes damaging panels on the way. They're inexpensive to replace and cheap to catch early.
Do not attempt to adjust or replace cables yourself — they're under spring tension at the bottom brackets.
4. Rollers
Roll the door up and look at the rollers. Worn rollers wobble, chip, or have bearings that no longer spin freely. Nylon rollers wear out; steel rollers with sealed bearings last longer and run quieter.
Worn rollers are the most common cause of a noisy door, and replacing them is one of the better value upgrades available.
5. Tracks and hardware
Check that the tracks are straight, free of dents, and firmly mounted. Look for gaps where the track has pulled away from the wall.
Then check the fasteners. A garage door vibrates every single cycle, and over a year that works bolts and lag screws loose. Snug up the hardware on the hinges, brackets and track mounts — hand-tight plus a bit, not gorilla-tight, since over-tightening strips the sheet metal.
Do not touch the bottom brackets. Those are under spring tension and they're the one piece of hardware that will hurt you.
6. Safety sensors
The photo eyes near the floor on either side. Wipe the lenses — dust, cobwebs and spider webs are the number one cause of a door that reverses for no reason. Check that they're aimed at each other and that the indicator lights are steady rather than blinking.
Then test the reversal: with the door closing, break the beam with a broom handle. It should immediately reverse. If it doesn't, stop using the opener until it's fixed.
7. The mechanical reversal test
Separately from the sensors, lay a solid object like a 2x4 flat on the floor in the door's path and close the door onto it. The door should contact it and reverse.
If it keeps pressing down, the force settings are wrong. That's an adjustment, and it's a genuine safety item.
8. Weather seal and the bottom of the door
Check the bottom seal for cracking, tearing or gaps. In East Tennessee winters, a failed bottom seal lets cold air, water and pests straight in, and on an attached garage it costs you heat.
Look at the door's bottom edge for rust or rot, and check the perimeter weatherstripping while you're there.
9. Lubrication
Light application of a proper garage door lubricant on the hinges, rollers, bearings and the torsion springs. Do not grease the tracks — the tracks are a guide, not a bearing surface, and grease there collects grit and makes things worse.
What to hand off
Springs, cables, bottom brackets, and anything under tension. Track alignment beyond snugging fasteners. Opener force and limit settings if you're not confident. Panel or section replacement.
