Fading, Chalking and Finish Failure on Steel Doors

A garage door is usually the largest painted surface on the front of a house, and a south or west-facing one takes more direct UV than any other part of the building. Fading is the most common cosmetic complaint we hear about doors that are otherwise fine.

What is actually happening

Fade is UV breaking down the pigment in the finish. It shows first as a loss of depth in the color, then as visible lightening, and it is always worst on the faces with most sun.

Chalking is the next stage: the resin binding the finish degrades and the pigment becomes a loose powder on the surface. Wipe it with a dark cloth and if the cloth comes away colored, the finish is chalking.

Both are cosmetic until the finish has thinned enough to stop protecting the steel — at which point rust becomes the real issue.

What makes it worse

• Direct south and west exposure.
• Darker colors, which absorb more energy and run hotter.
• Never washing the door — dirt and pollution accelerate finish breakdown.
• Coastal or high-humidity exposure, which we see near the lakes.

Slowing it down

• Wash it twice a year with mild detergent and rinse thoroughly. This alone makes a real difference.
• Do not pressure wash at close range. It drives water into the section joints and can damage the finish.
• Consider color at purchase. Lighter colors fade less visibly and run cooler.
• Some owners apply an automotive-grade wax or a paint sealant. It works and it needs doing regularly.

Repainting a steel door

Entirely feasible and it can look excellent, provided the preparation is right:

1. Wash thoroughly and let it dry completely.
2. Scuff-sand to give the new coating something to grip — this is the step people skip and it is why paint peels.
3. Treat any rust down to sound metal and prime it.
4. Use an exterior-grade acrylic latex made for metal, in a color that is not dramatically darker than the original.
5. Two thin coats beat one thick one, and do not paint in direct sun.

When it is not worth painting
